Mixture of Ups and Downs for Q2 in Colorado Mountain Resort Towns

Land Title is a local company within Colorado and has been in business since 1967. To help partner with our customers and local communities, we’d like to share some valuable information on the real estate market in seven of our Colorado mountain communities of Aspen (Pitkin County), Breckenridge (Summit County), Steamboat Springs (Routt County), Glenwood Springs (Garfield County), Winter Park (Grand County), and Vail (Eagle County) and a new edition this quarter to our report – Telluride (San Miguel County).

Second Quarter Highlights from the Seven Counties:
– Buyer Profile: 44.29% local, 21.63% Front Range, 32.48% Out-Of-State, 1.60% international
– Highs and Lows: Single family average price up 19.23% in Routt County while down 14.99% in    Pitkin
– Highs and Lows: Quarterly Gross Volume up 18.1% in summit County while down 12.28% in   Pitkin
– New construction sales are 10% or more in gross volume for Grand and San Miguel   Counties
– Bank sales are 15% or more in gross volume for Garfield and Pitkin Counties

– Median Res. Price up 9.64% from LY Q2 numbers
– Transactions up 13.45% from LY Q2 numbers
– Buyer Profile: 53.4% local, 13.48% front range, 31.28%   Out-of-State, 1.83% international

Garfield County:
– Median Res. Price up 28.57% from LY Q2 numbers
– Average Res. Price PSF: up 18.15%
– Transactions up 5.56% from LY Q2 numbers
– Buyer Profile: 81.96% local, 5.08% Front Range, 12.78%   Out-of-State, .18% international

Grand County:
– Median Res. Price up 5.06% from LY Q2 numbers
– Average Res. Price PSF up 9.68% from LY Q2 numbers
– Transactions up 11.55% from LY Q2 numbers
– New unit sales up 5.26% from LY Q2 Numbers
– Buyer Profile: 24.68% local, 56.72% Front Range, 18.5%   Out-of-State, .55% international

Pitkin County:
– Average Res. Price PSF up 7.17% from LY Q2 numbers
– Transactions up 8.65% from LY Q2 Numbers
– New Bank Sales up 257.14% from LY Q2 numbers
– Buyer Profile: 36.04% local, 2.17% Front Range, 53.93%   Out-of-State, 7.86% international

Routt County:
– Transactions up 14.75% from LY Q2 numbers
– Bank sales transactions down 58.82% from LY
– Buyer Profile: 43.08% local, 11.28% Front Range, 44.79%   Out-of-State, .85% international

San Miguel County:
– New Construction Sales 20.7% of gross volume sales in   2013
– Buyer Profile: 32.77% local, 3.95% Front Range, 61.58%   Out-of-State, 1.69% international

Summit County:
– Average Res. Price PSF; up 5.05% from LY Q2 numbers
– Transactions up 21.35% from LY Q2 numbers
– Buyer Profile: 28.27% local, 38.93% Front Range, 32.13%   Out-of-State, .67% international
