Vail, Colorado, Area September 2013 Market Analysis

September Eagle County real estate sales numbers are in and while transactions were 10% below last September, dollar volume exceeded last year’s September by 8%. The total number of distressed property sales continues to decline and new filings across Eagle, Summit, Gilpin, Pitkin & Clear Creek continue to decline. As a matter of fact, the average decline across the five resort counties year to date in foreclosure filings is 48%.

September shows best month of the year!

Real estate sales in Eagle County had the best month of the year in September with $151,325,898 in dollar volume. It’s the largest volume month since December of 2012. The main contributing factor were 8 properties that sold over $4 million, accounting for 32% of the total volume. (Only one of these 8 sales had a buyer within Colorado). The highest was a single family home in Beaver Creek which sold for $7.125M. This brings the year to date total to 33 properties that sold for $4M or more.

September transactions were also on par with 157, which is over the average for the year of 144. Year to date, Eagle County is 13% above last year in this category.

While dollar volume and transactions are staying strong, bank sales are diminishing. There were just 6 bank sales in September, down from 15 in August.

September Highlights:

  • Eagle and Gypsum both had 16 transactions; the most of any area
  • 38% of buyers were from outside of Colorado
  • The highest PPSF was a Vail home selling at $2,213 per square foot
